The three rules that decide everything

Days to identify
From the day your sale closes, you have 45 calendar days to formally identify replacement properties in writing. No extensions, weekends and holidays included.

The replacement purchase has to close within 180 days of the original sale, or by your tax filing deadline for that year, whichever comes first.

Qualified intermediary
You cannot take possession of the sale proceeds at any point. A qualified intermediary must hold the funds from closing through reinvestment.
